Two tables, both current, and which one applies to you depends on the programme rather than the county. Read the conventional column before you conclude you earn too much.

Which table applies to me?

IHCDA publishes two current files, both effective 5/25/2026.

The conventional column in the table below is a single figure because it does not split by household size. It also lands at each county's targeted-area level, which is why it looks so much higher than the base FHA figures. What the conventional route changes.

What do the marks mean?

* means the entire county is a designated targeted area, so every property in it uses the higher limits. + means the county contains a targeted census tract — the base limits apply unless the specific property sits inside a qualifying tract, which the appraiser must note on the appraisal. No mark means no targeted tract.

Being in a targeted area does two things: it raises your limits, and it waives the first-time homebuyer requirement on First Step and Step Down. How to check your address.

The table

Household size is counted from the mortgagors plus the dependents on the loan application. Non-borrower income is not included at all.

† Montgomery and Newton are printed by IHCDA exactly as shown, and both sit outside the arithmetic every other county follows. Montgomery's 3+ figure would be $111,090 on the standard relationship, and Newton's 1–2 figure would be $100,900. We publish what IHCDA publishes, because that is the limit a file is measured against, but confirm either one with your lender before you rely on it.

How is my income measured?

On the income of the people signing the note who will live in the home. The guide names self-employment income, W-2 wages and SSI or SSDI among the sources counted, and is explicit that the list is not exhaustive.

If income or employment changes between reservation and closing, the lender recalculates to confirm the file is still compliant. A signer with no income completes a Zero Income Affidavit. The applicant-income rule in full.

Frequently asked questions

What is the income limit for Indiana down payment assistance?

Effective 5/25/2026, the base IHCDA limit in a non-targeted county is $95,300 for a one to two person household and $109,595 for three or more, rising to $114,360 and $133,420 in a targeted area. The separate conventional table is higher, reaching $133,420 in most counties and $154,420 in the Indianapolis metro counties.

Does my whole household's income count toward the IHCDA limit?

No. IHCDA uses 1003 applicant qualifying income, not household income. Only applicants who will live in the home and are liable on the note are counted. Household size determines which column of the table applies but does not add non-borrower income.

Why is the IHCDA conventional income limit higher?

Because the conventional products are not bond funded, so the federal income restrictions attached to mortgage revenue bonds do not apply. The conventional table lands at each county's targeted-area level and carries no acquisition limit at all.

What does a targeted county mean for Indiana income limits?

A targeted area raises the income and acquisition limits and waives the first-time homebuyer requirement. Thirty Indiana counties are targeted in their entirety and seventeen more contain a targeted census tract, which the appraiser must note on the appraisal for the property to qualify.
